DMCI Homes Brings Rhapsody to Muntinlupa

Manila Bullletin
January 5, 2011

MANILA, Philippines — More than just getting a piece of property, buying a new home means having a sanctuary where a family can feel safe and relaxed. It also means being part of a community where everyone can be inspired to nurture growth and enjoy bonding moments with family members.

Gearing towards this market of young families with a modest income is DMCI Homes, a leading residential resort specialist. After creating successful developments around key areas in Metro Manila, the triple-A builder/developer moves its expertise to Muntinlupa City, to accommodate more residents who aspire to become members of DMCI Homes communities.

The company’s latest condominium project in Muntinlupa City is called Rhapsody Residences, aptly named for its attractive propositions of enjoyment and harmonious living.

“Rhapsody, aside from its musical connotations, also means great joy and happiness, reflecting the emotions that our resort-inspired amenities and low-density living set-up tend to evoke in people. It is our goal to inspire residents to live the life that they have always dreamed of, and being happy with their surroundings is a good place to begin,” said Alma Florendo, DMCI Homes Project Development Head.

The new project is designed for end-users and upgraders from Parañaque, Muntinlupa, Las Piñas, and even those coming from nearby areas in Laguna.

Oriented towards a contemporary Neo-Asian design theme, the project is targeting young couples and start-up families who wish to take advantage of a convenient address that is strategically located near Alabang and the Sucat-Interchange commercial complex.

Aside from this primary market, the community can also be an ideal address for those from the provinces in the south looking for a half-way house or primary home near business centers in Metro Manila. OFWs looking for an investment opportunity and/or an upgraded home for their family are also considered a potential market for the property.

Planned as a medium-rise residential development, it will rise on 3.8 hectares of prime land, consisting of nine mid-rise buildings – eight of which will have five levels. Another innovation, a 10-level residential building, will be included within the property to showcase the excellent living possibilities offered by the company even in structures higher than five stories.

A total of 1,186 units will be available, all composed of two-bedroom units intended for the target market. Home buyers can choose from units of varying sizes, from 54 sqm to 77 sqm.

For a price range of P2.1 million to P3.6 million, unit buyers will be able to enjoy such advantages in condo living like the single-loaded corridors and garden atriums, expansive common areas and a greater mix of amenities, larger two-bedroom units and nice finishes.

Buyers will also get access to a selection of exclusive indoor and outdoor amenities and facilities, among them a clubhouse lounge and bar area, a sky lounge, function rooms, fitness gym, game room, entertainment room, swimming pool complex with its own kiddie pool, lap pool, and lounge pool; basketball court, play court, playground, gazebos, water features, a teahouse, parks and gardens.

Household needs will be addressed through a water refilling station and a convenience store at the clubhouse, while a Property Management Office will provide daily maintenance and security needs of the common areas. An electrified perimeter fence is also incorporated into the design.

The Neo-Asian amenities design concept will be achieved through elements of landscaping and water that mimic the serenity of a Japanese garden.

Located along East Service Road, Barangay Buli, Muntinlupa City, the project is minutes away from the commercial and business districts of Alabang, Taguig, and Makati.

DMCI Homes is a triple A builder-developer. The company builds serviced, themed communities and brings them within reach of urban families who once had limited residential options.

The Parisian life in South Forbes

Philippine Star
October 29,2010

Manila, Philippines – In some parts of Paris, mostly in the 16th but also in the 19th arrondissements, you can find individual houses with gardens, sometimes built in the 19th century for the working class and now passionately looked for by Parisians, if they can afford them.

Having something like that is not too far a dream in the Philippines. South Forbes Golf City, the country’s largest fully-integrated and all-themed golf resort city at the forefront of the Metro Sta. Rosa - Tagaytay corridor, recipient of the Best Golf Community Development by the 2007 CNBC International Property Awards, the world’s most prestigious property awards programme, and, recently, the Highly Commended Award for Best Development by the 2010 Bloomberg Asia-Pacific Residential Award, invites everyone to live the total Parisian experience while remaining Filipino at heart in Châteaux de Paris.

Le Couer. Châteaux de Paris original trio presented a taste of three French design styles in three different homes: the classical Chambord which reminisces on old world charm that is characteristic of many of our parents’ and grandparents’ homes but updated to meet the modern lifestyle, the contemporary Chantilly which is more to the palate of many, and the moderne Fontainebleau, reflective of a more sophisticated and urbane lifestyle – each with its unique layout to match the varying preferences of different people.
Soon to adorn Châteaux de Paris’ cobblestoned streets are its latest additions to the royal family: Bordeaux, Clermont, and Lafayette. With the concept of the enclave revolving around the splendor of French gardens like that of the French capital, there will be more garden space in each of these new homes.
Grand Palais. At the end of the enclave’s well-lit tree-lined main avenue reminiscent of Champs Elysée in the French capital lies the stately Grand Clubhouse. It features an elaborate garden and a swimming pool connected to reflecting pools surrounding the clubhouse like a moat.

Here, South Forbes elite will live out the catch phrase, “champagne wishes and caviar dreams.”The main lobby can, in fact, host an intimate piano recital beneath the grand staircase.
In Plein Air. Do as the impressionists do – capture the life outdoors. And South Forbes boasts of its great outdoors within and beyond the Châteaux de Paris enclave. Aside from the private residential gardens, six main parks and gardens dot the landscape of the enclave, each themed like those of the French capital. Located at the center of the whole development, where the two major avenues intersect, is the goose-foot, or the focal point. Within the Grand Garden is the clock tower that serves as the identifying mark for the community.

The perfect park for sociable residents must be The Green Hall, dotted with informal groupings of trees and unobstructed open lawns that serve as multi-purpose spaces for gatherings, recreation, and play. French outdoor theatres were common in gardens during the 18th century which serves as the theme for The Theatre. At the center is a dais or elevated platform with a fountain and feature wall from which radial paving patterns originate, forming a fan-shaped plaza.

The French Pavilion is a classic park with a domed pavilion as the centerpiece. All around are seat walls and benches where residents can read a book under the shade of a tree or perhaps doze off on a lazy afternoon. At Châteaux de Paris, L’Orangerie will be an orchard of our native dayap. Arranged in a geometric grid, the orchard not only serves as a source of citrus fruits but also provides a rustic, rural agricultural setting for residents and visitors.

But the largest of all South Forbes gardens is its world-class 18-hole golf course where every player is brought to awe with the amazing spots unique to every hole in the course. Nothing is as breathtaking as witnessing a glorious sunrise or mellow sunset from the high vantage points of the course. At certain times of the day, the lulling melodies of the forest birds bring a calming sensation to ease tension during a tight game. As membership to the South Forbes Golf and Leisure Club comes free with every lot or condominium unit purchase, spending time at the golf course can be a daily routine.

The gardens of Châteaux de Paris will not pale in comparison to those in Paris with the Clocktower Garden rotunda at the center of the whole village, the landscaped gathering places of The Theater and The Green Hall, and the dayap orchard of L’Orangerie.

DMCI Homes Develops First Project in Pasay

Philippine Star
September 22, 2010

MANILA, Philippines – After celebrating a decade of growth as a leading developer of quality-crafted residential projects, DMCI Homes enters its 10th year by expanding to other areas in the metro and reaching out to the market of young, Filipino families with modest income.
The company’s latest project is also their first to rise in Pasay City. Dubbed as La Verti Residences, the two-tower, high-rise community will offer the signature DMCI Homes advantages that have established its reputation in the industry as a reliable provider of medium-density, resort-type communities with open spaces, first-rate amenities, and building features.
As residents and upgraders of Taguig, Quezon City, Mandaluyong, Las Pinas, and Paranaque can attest, a DMCI Homes development in Pasay City shall rise as a well-admired address that will carry the company’s brand of quality. The new project’s location puts it right along Donada Street on the west and Taft Avenue on the east.
Reynaldo Salazar, director for business development, said that the former owners of the property decided to sell to DMCI Homes because they recognize the company’s mission as a builder-developer.
“We explained to them our mission which is to help young families to be able to afford a lot in Manila. The Pasay (Taft) Manila area has a number of condominium developments catering to students, foreigners, and the investors, but most of them are studio and one-bedroom unit types. These projects usually offer commercial components but are limited when it comes to open spaces and amenities. In effect, the residents have to endure the constrictive effects of urban living,” Salazar noted.
The high-rise towers will reach to 41 stories each – 35 floors of which will be devoted to residential units with six levels allotted for parking. A mix of studio, one-, two-, and three-bedroom units will be offered for a competitive price range of P1.8 to P5 million.
The studio unit with balcony is at 24 sqm, the one-bedroom is at 31 sqm, the two-bedroom is at 48 sqm, and the three-bedroom end unit is at 66 sqm.
The two towers however will comprise only 40 percent of the building footprint. The rest is reserved for the open spaces to be composed of resort-type ground-level amenities including a swimming pool, basketball court, tree court, gazebos, and other leisure features.
La Verti Residences will target young professionals and start-up couples, including upgraders from the area. The project will emerge as the first to offer a viable and ideal residential option for families looking to upgrade to a new home in the area. Aside from the lock-up-and-go lifestyle, the development will offer the exclusivity and security, as a fully-gated community.
DMCI Homes is a Triple A builder-developer.

Be a Celebrity in South Forbes

October 1, 2010

MANILA, Philippines - Everyone loves a celebrity, especially Filipinos. In the Philippines, that spells actor/performer, basketball player, or politician. Well, who wouldn’t want to get spoiled in the lifestyles of the rich and famous -- big houses, universal popularity, endless travelling? Who could blame us, indeed?
And in South Forbes Golf City, being a celebrity in the country’s largest fully-integrated and all-themed golf resort city at the forefront of the Metro Sta. Rosa – Tagaytay corridor is what its residents can be proud of, not to mention the international acclaim it has received such as the Best Golf Community Development by the 2007 CNBC International Property Awards, the world’s most prestigious property awards programme.
So let’s add it up.

Royal Houses. Recently, the Highly Commended Award for Best Development by the 2010 Bloomberg Asia-Pacific Residential Award was conferred upon South Forbes in recognition of its unique Residential Cluster of internationally-themed enclaves.

Through the formal row of lighted trees reminiscent of driving along Champs Elysée, the suspenseful arrival to the Grand Clubhouse ends with an intricately laid out French garden -- a colorful field of flowers, hedges, and topiary -- and moat-like reflecting pools that surround it entirely. Entering into the voluminous main lobby is a “Cinderella” moment where a grand piano that lies beneath an elegant grand staircase plays sweet melodies as residents and guests make their way through the gala. On normal days, families can frequent the swimming pool or taste the café’s hors d’oeuvre selection at the al fresco lanai.

The gardens of Châteaux de Paris will not pale in comparison to those in Paris with the Clocktower Garden rotunda at the center of the whole village, the landscaped gathering places of The Theater and The Green Hall, and the dayap orchard of L’Orangerie.

Pumped-up Perks. It’s part of the package!
