DMCI Homes Develops First Project in Pasay

MANILA, Philippines – After celebrating a decade of growth as a leading developer of quality-crafted residential projects, DMCI Homes enters its 10th year by expanding to other areas in the metro and reaching out to the market of young, Filipino families with modest income.
The company’s latest project is also their first to rise in Pasay City. Dubbed as La Verti Residences, the two-tower, high-rise community will offer the signature DMCI Homes advantages that have established its reputation in the industry as a reliable provider of medium-density, resort-type communities with open spaces, first-rate amenities, and building features.
As residents and upgraders of Taguig, Quezon City, Mandaluyong, Las Pinas, and Paranaque can attest, a DMCI Homes development in Pasay City shall rise as a well-admired address that will carry the company’s brand of quality. The new project’s location puts it right along Donada Street on the west and Taft Avenue on the east.
Reynaldo Salazar, director for business development, said that the former owners of the property decided to sell to DMCI Homes because they recognize the company’s mission as a builder-developer.
“We explained to them our mission which is to help young families to be able to afford a lot in Manila. The Pasay (Taft) Manila area has a number of condominium developments catering to students, foreigners, and the investors, but most of them are studio and one-bedroom unit types. These projects usually offer commercial components but are limited when it comes to open spaces and amenities. In effect, the residents have to endure the constrictive effects of urban living,” Salazar noted.
The high-rise towers will reach to 41 stories each – 35 floors of which will be devoted to residential units with six levels allotted for parking. A mix of studio, one-, two-, and three-bedroom units will be offered for a competitive price range of P1.8 to P5 million.
The studio unit with balcony is at 24 sqm, the one-bedroom is at 31 sqm, the two-bedroom is at 48 sqm, and the three-bedroom end unit is at 66 sqm.
The two towers however will comprise only 40 percent of the building footprint. The rest is reserved for the open spaces to be composed of resort-type ground-level amenities including a swimming pool, basketball court, tree court, gazebos, and other leisure features.
La Verti Residences will target young professionals and start-up couples, including upgraders from the area. The project will emerge as the first to offer a viable and ideal residential option for families looking to upgrade to a new home in the area. Aside from the lock-up-and-go lifestyle, the development will offer the exclusivity and security, as a fully-gated community.
DMCI Homes is a Triple A builder-developer.

MANILA, Philippines - Today’s young urban warriors are known to be lifestyle-centered. Most yuppies, particularly those working in the bustling business districts such as Makati, Ortigas and Fort Global City, are not apologetic to spend both time and money in exchange of the hard work they have provided for their respective companies.
Many are health-conscious, and willing to spend a considerable portion of their salary in fitness centers to maintain looking and feeling good. These individuals also value fashion, have a flair for social gatherings, and have already developed a taste for arts and culture.
Triple A developer DMCI Homes, has created a setting that aims to reflect the choices of today’s modern worker, at a cost that supports one’s buying capacity.
The unique offering, Tivoli Garden Residences, is located just a stone’s throw away from the three major business districts and at the heart of Mandaluyong. Tivoli Garden Residences was conceptualized with the active urbanista in mind. Aside from being located in the most strategic location, the project also doesn’t fall short of lifestyle amenities to complement the urbanite’s taste for the metropolitan lifestyle.
Following a contemporary resort theme, Tivoli Garden Residences features the modern conveniences that one only gets to enjoy by going out of his house and traveling a significant distance – whether to a gym, a resort or other lifestyle centers like malls and dining strips.
DMCI Homes prides itself of its country club-type amenities where residents will find their activity needs fulfilled in the modern and functionally designed Grand Clubhouse at the ground floor. Health buffs will delight of the adult swimming pool and the fitness gym, while kids have their own kiddie pool and children’s active area.
Social needs are addressed at the game room, entertainment room, and multi-purpose function halls. Leisure and recreation options are also found on one of its buildings, Bauhinia’s highest floor, the Sky Lounge, which presents elegant interiors, along with floor-to-ceiling glass walls that unveil stunning views of the cityscape.
To discover a whole new way of looking at the beautiful metropolis at night, one can simply head out the roof deck of Tivoli garden’s tallest tower, the 42-storey Iris. The Observatory, as it is aptly called, features a landscaped promenade, sitting areas and viewing decks with telescopes for residents and their guests alike. Be one of the few to experience this breathtaking view of the metropolis, day or night.

DMCI Homes to develop new QC project

MANILA, Philippines - Metro Manila continues to witness the constant evolution of the cityscape, as dictated by industry trends and market demands. Certain areas for instance are being reclassified from industrial to residential in response to the growing demand of home buyers looking for an ideal address within the city.
With more companies moving their operations to the suburbs because of escalating land values, developers are now taking advantage of the situation by acquiring these properties and recreating them into residential environments.
One of these areas located in Visayas Avenue, Quezon City will soon be refashioned into a charming mixed-type community of high-rise and medium-rise condominium towers. DMCI Homes, today’s leading builder-developer of quality-crafted communities, will soon start construction works on site for a project called Stellar Place.
Reynaldo Salazar, DMCI Homes director for business development, said that as a developer, it is always a challenge for the company to recreate new products out of former industrial sites. They initially accomplished this in 2006 when they turned the former Wella warehouse into the medium-density residential resort Raya Gardens in ParaƱaque City.

“There are a lot more areas in Metro Manila which are ready for rehabilitation and redevelopment, notably the factories and warehouses. For a developer, it is always a fulfillment to convert these areas into a thriving community with lots of greens and spaces, especially for the residents who expect and desire to live in this kind of environment,” Salazar said.
The ideal location of Stellar Place near Elliptical Road also attracted DMCI Homes to pursue its acquisition. The developer may only be more than 10 years old in the industry, but its growing land bank is proof of its consistent progress, achieved through a well-admired portfolio of projects all over Metro Manila.
Backed by its mother company DMCI which has a proven track record of more than 50 years in the construction industry, Salazar said that their business model for their projects has been time and again successful and warmly received by the market. The same business model will be used for Stellar Place, which will be composed of a 15-storey tower and two medium-rise buildings that will offer medium-density living propositions – a trademark DMCI Homes advantage.

Resort-type amenities, a themed architectural design, first-rate building features, exclusivity and security, plus a professional property management team, will likewise be delivered in the project. New enhancements however will be incorporated, which is a natural progression of the company as a leading builder-developer seeking to always improve its next project. Salazar said that they are confident of the success of this new development, which is their fifth project in Quezon City.

DMCI Homes is the country’s premier triple A builder-developer that brings serviced, themed communities within reach of urban families who once had limited residential options, but still aspire to achieve a comfortable, enriching quality of life proximate to their place of interest.
